Terms Of Accommodation


Accommodation Reservation

Accommodation can be booked in writing or electronically through the reservation form on our website.

The reservation is valid once it has been confirmed by email and the full rental amount has been paid.


Accommodation Price and Payment

The accommodation price is determined by the valid price list, which is available on our website.

The price includes water and energy consumption, all fees and taxes, internet, toiletries, a welcome package, and final cleaning.

The payment for accommodation must be made in advance. The amount must be transferred to the landlord’s account as follows:

  • 40% of the total reservation price as a deposit (within three business days of making the reservation)
  • 60% balance payment no later than 30 days before the start of the reservation.


Refundable Deposit

A refundable deposit of 150 EUR must be paid by bank transfer no later than the day before arrival. After the stay, once the apartment has been inspected and no damages are found, the full amount will be promptly refunded.


Arrival and Departure

  • Accommodation is only available for guests listed in the online reservation form, which must be completed prior to arrival. The host will then record the reservation details of all guests in the guest register. These details are required by law and will only be retained until they are submitted to the relevant authorities.
  • The host reserves the right to refuse accommodation to unregistered guests, including children.
  • If the stay does not commence on the agreed date, the right to accommodation is forfeited without compensation.
  • The accommodation is available only for the period agreed upon between the host and the guest.
  • The minimum stay is 7 nights.


Check-in, Check-out

Check-in: from 3:00 PM, check-out: by 11:00 AM.

The check-in and check-out times can be adjusted only with prior agreement via phone or in writing. If the check-out time is not adhered to, the host is entitled to charge for an additional night of accommodation.


Entry to the Apartment

Three days before arrival, guests will receive an email from the accommodation provider with information about the online check-in and the code to access the key box for the apartment keys. Guests can collect the keys from the box located next to the apartment's entrance door. Guests will receive two sets of keys. In case of key loss, a fee of 50 EUR will be charged.


Number of Occupants

The apartment is designed for the comfortable accommodation of 3 people. The maximum capacity is 2 adults and 2 children. The third and fourth person will sleep in the living room on a fold-out sofa with a high-quality full-size mattress (140 cm wide).


Responsibility

The guest is responsible for the careful and proper use of the accommodation and its inventory. Any damages caused during the stay must be immediately reported and compensated to the accommodation provider. In case of damage, the cost will be covered by the refundable deposit. If the repair costs exceed the deposit amount, the guest will be required to pay the difference.

The accommodation provider is not responsible for any changes or complications in the rental of the property caused by force majeure, such as earthquakes, storms, common power or water outages, sandstorms (Calima), and similar natural phenomena.

The apartment is non-smoking.


Night Quiet, Noise Restrictions

The apartment is located in a very quiet area. We kindly ask guests to respect the night quiet hours (parties and loud music are not allowed). In case of violation of the accommodation rules, a fee will be charged, which will be deducted from the refundable deposit. Thank you for your consideration.


Cleaning Services

Bed linen, towels, and kitchen towels are provided to guests as part of the accommodation. For stays longer than 14 nights, replacement linens are available.

Additional linen changes or ongoing cleaning can be arranged upon prior agreement. The cleaning fee during the stay is 70 EUR, payable in cash directly to our staff on site.


Parking

The rented car can be parked for free on Calle Timanfaya or Calle Tenerife. The apartment does not have its own designated parking space.


Cancellation Policy

In case of cancellation by the guest, the following cancellation fees will apply:

  • Less than 45 days – 50% cancellation fee of the accommodation reservation price
  • Less than 25 days – 80% cancellation fee of the accommodation reservation price
  • Less than 14 days – 100% cancellation fee of the accommodation reservation price

In all cases, the cleaning fee will be refunded.


Accommodation rules 

  • The guest has the right to use the apartment, the shared pool, and the sunbeds by the pool.
  • The rental price includes high-speed internet access.
  • Smoking is prohibited inside the apartment.
  • Pets are not allowed.
  • Visits by non-registered persons are allowed only with the host's consent.
  • From 10:00 PM to 8:00 AM, the guest is required to observe quiet hours.
  • When leaving the apartment, the guest must turn off appliances, close windows, and check if the water shut-off valves are closed.
  • The guest must always ensure the apartment door is closed and properly locked when leaving.
  • The guest must never leave the keys in the lock inside the apartment when leaving.
  • In case of damage, the guest is obliged to compensate for the damage.
  • The host is not responsible for any damages caused by the guest.
  • The guest is required to comply with all accommodation rules. If these rules are violated, the host reserves the right to terminate the accommodation service immediately without any refund of the accommodation fees.
  • At the end of the stay, the guest must leave the keys on the hook by the door.
